How much does property management cost in Charlotte?

Some of the most common fees owners ask about.

The short answer: property management cost in Charlotte, NC means what management companies charge and what that adds up to for you as an owner. Most often, owners ask about six fees: monthly management, tenant placement, lease renewal, maintenance coordination, onboarding or setup, and inspections. QCMS's management fee is typically 8% to 12% of gross rent collected, depending on management tier and portfolio size.

FeeWhat it is, and what to askHow QCMS handles it*
Monthly managementThe ongoing charge for running your rental: rent collection, tenant communication, and monthly owner statements. Ask: Is it charged on rent collected or rent scheduled?Typically 8% to 12% of gross rent collected, depending on tier and portfolio size, with a monthly minimum.
Tenant placementA one-time charge to market, show, screen, and place a new tenant. Ask: What happens if the tenant leaves early?Typically 50% to 100% of the first month's rent, once per new tenancy and not at renewals. No Lease, No Fee.
Lease renewalA flat fee for the rent review and paperwork when a tenant stays. Ask: Is it flat or a percentage?Typically a flat fee, usually $150 to $350.
Maintenance coordinationA charge for routing repairs to vendors, approving the work, and tracking it. Ask: Is there a markup on vendor invoices?Vendor invoices pass through at the vendor's amount, plus a coordination fee typically 10% to 15% of the invoice. Repairs over $300 need your written approval, and you may use your own vendors.
Onboarding / setupA one-time charge to set up your property and account. Ask: Is any fee due before a tenant is placed?A one-time account setup fee, waived for agreements signed in 2026.
InspectionsRoutine property inspections, billed per inspection by some managers. Ask: How often do you inspect, and do I see the photos?Routine inspections every 6 to 12 months, with a per-inspection fee listed in your agreement.

*All fees are listed in detail in your property management agreement.

6-Month Tenant Replacement

If a tenant we place leaves or is evicted before the end of the lease term, or within six months, whichever comes first, we re-lease your property with no second placement fee.

Frequently Asked Questions

Owner Questions Answered

How much do property managers charge in Charlotte, NC?

Property managers in Charlotte typically charge a monthly percentage of rent, plus separate fees for tenant placement, lease renewals, maintenance coordination, setup, and inspections. QCMS’s management fee is typically 8% to 12% of gross rent collected, depending on management tier and portfolio size. Exact fees are quoted in writing for each property.

No. QCMS collects its management fee only in months when rent is collected, so a vacant month carries no management fee. Under No Lease, No Fee, you pay zero management fees until a signed lease is in hand.

A leasing fee, also called a tenant placement fee, is a one-time charge for marketing, screening, and placing a new tenant. QCMS typically charges 50% to 100% of the first month’s rent, once per new tenancy, and not when the same tenant renews.

Some do. QCMS passes vendor invoices through at the vendor’s invoiced amount and typically charges a coordination fee of 10% to 15% of the invoice. Non-emergency repairs over $300 need your written approval first.

Your management agreement sets the exit terms, and the North Carolina Real Estate Commission advises owners to review the termination provisions before signing. QCMS requires 60 days’ written notice and charges no early-termination penalty; a final accounting fee applies for the closeout work, and it is waived after three years under management. Ask any manager for exit terms in writing.
